🏛️ ATED Charge 2026/27

ℹ️ ATED applies to UK residential property worth over £500,000 held by a company, a partnership with a corporate member, or a collective investment scheme. Use the property's value at the relevant valuation date — 1 April 2022, or the acquisition date if later.

ATED in particular depends on the correct property valuation at the relevant valuation date (1 April 2022 or acquisition), whether a relief genuinely applies (reliefs are lost if a connected person occupies the property), part-year apportionment, and whether a separate SDLT 17% charge or other obligations also arise — a return is required even where a relief reduces the charge to nil. Tax rules are highly complex and your individual circumstances — including sources of income, available reliefs, allowances, residency, domicile, prior-year losses and many other factors — will affect the actual position. Rates and thresholds shown are for the 2026/27 tax year based on information available at the time of publication and may since have changed. ⏰ Filing deadline: ATED returns for 2026/27 must be filed and paid between 1 and 30 April 2026. Properties acquired mid-year: within 30 days of acquisition.
